The Value Proposition

If a foreign company wants to set up a factory unit in Dhaka, they have to first look for land at the right location once they sort out the zoning issues. After they find the land, they have to ensure that it is a clean and non -agricultural land. Then have to agree on the right price. Once they have bought the land, next step is to move on to converting the land- land fill, land development, boundary wall, etc. Once they finally mange to do that, they are 10/12 months down. Finally they can now apply for building permissions, post sanctions, their specific business licenses andpermissions0 another 6-8 months and finally after 18-20 months down they can start construction either by themselves or through third party vendors which will take another 6-8 months. Hence, on average 2.5-3 years before they can truly start their business operations.

Present Situation

Our primary target was to build both the prefab buildings and the surrounding infrastructure of our flagship park, we have been able to do so and finish almost 9 of our 12available units for phase 1 and all the while managing to be fully debt-free.

All of our existingtenants are foreign companies and both in the manufacturing sector. Most of ourinquiries are from foreign companies and MNCs who see the value of organized integratedIPs. On average we get 2/3 inquiries and all without a single dollarspent onmarketing or ads
