Overview: We are an industrial asset class focused real estate investment, development and management firm that specializes in owning and operating multi-tenant buildings with supporting infrastructure located in privately owned industrial parks

The Foundation of our success: Our operating strategy is wrapped around a strong conservative capital structure, which prioritizes retained cash flow that we use to re-invest in our existing parks, acquire new parks and fund developments. While we have traditionally favored permanent forms of capital to complement the long-term holding of our assets, we will strategically access the equity of deb capital markets as appropriate in order to fund large acquisition opportunities.

Investment Management

Investment Position:

  • Acquire investment in major industrial markets where we can add value by repositioning, renovating and/or re-purposing
  • Target investment opportunities from our extensive network of industrial real estate brokers, off-market transactions, “fatigued owners”, liquidating investment funds and properties in need of repositioning
  • Accumulate a portfolio of investment diversified by geographic locations, economic drivers and tenant industry mix
  • Make strategic use of co-investments with institutional investors to acquire investment positions in larger properties and pursue a wider variety of potentially advantageous opportunities
  • Manage properties effectively, increase rents over time and  ultimately oversee enhance capital appreciation of our cumulative AUM

Investment Strategy: Rahman Industrial Park’s investment strategies focus on providing investors monthly yield and potential for long-term capital appreciation, while mitigating risk. To that end, we acquire strategic land parcels and convert them into stabilized multi-tenant industrial properties located in growing metropolitan markets with high occupancy rates and consistent in-place cashflow. Additionally we are mostly able to acquire properties at approximately well below their replacement cost as we are able to do so being an end-to–end developer of industrial parks, thus reducing the risk that newly constructed properties could compete favorably for tenants.

Rahman industrial park invests ahead of the general market by focusing on long term opportunities where size, complexity or current illiquidity may impede other investors. Post acquisition, we take a curated approach to restructuring, redeveloping and intensively managing the real estate to attract a multitude of tenants and ensure it's has the foundations to thrive in the future and establish a community.

What We Buy: When we think land, we think location, connectivity, access, and scalability to meet our customers’ long-term logistics and fulfillment strategies. Our experienced land buying and investments team works closely with in-house and external legal counsel, development, and leasing teams to continually source and evaluate land parcels in and around key consumption and manufacturing/industrial clusters across Dhaka, Bangladesh.

Each land parcel undergoes a comprehensive review based on its

  • Survey Numbers
  • Nature of Proposed Business and Industry
  • Topography of the property
  • Connectivity and Approach road width, etc.

Our Scoring Matrix includes parameters like few of the following:

  • Existing supply, demand and vacancy
  • Connectivity to current and future road and rail networks
  • Distance from consumption centers, airport, ports
  • Social infrastructure and availability of skilled labour

Build-To-Suit (BTS)

Build-to-Suit is a process that tailors the design & construction of each warehouse to customer specific needs, to the extent that our customers need not worry about real estate - they can leave that to us and can focus on their business We offer two build-to-suit models:

  • Base build to suit: Building a facility from the ground up on an existing site, based on the client’s requirements and specifications.
  • End-to-end real estate+ Build to suit: Managing the entire process—site sourcing and selection, due diligence, acquisition, and planning permissions in addition to the existing base build-to-suit proposition.

Maintaining our/ your site

As the owner/operator of our industrial properties, we have a long-term interest in ensuring our buildings are maintained to a high standard and our customers are happy and able to run their operations efficiently. On-site maintenance technicians work tirelessly to ensure our facilities are always up and running. They perform maintenance tasks that range from the simple to disaster recovery.

Facility Management

Over the course of the year, our dedicate d property managers and maintenance technicians perform a wide range of services to ensure smooth running of our parks. From softer services like street cleaning, pest control, landscaping- the ambience of the entire park is towards a township atmosphere which is not available in the country.

Tenants are at ease as the developer and landlord is actually there to handhold them through the lifetime of their lease.

How are we different

We are not in the business of selling

Our primary business model is to earn rental income from our growing industrial asset class portfolio. We own, acquire and consolidate our asset positions and build on them to earn an income. Hence we seek a win-win association where we invest our capital for the potential client while they pay a rental lease on that while significantly lower their capital and operational cost that would have been blocked on acquiring and developing an infrastructure of this magnitude.

We have a long term lens to real estate and invest and plan for the long term. We have been doing this for the last 34 years and continue to do so as our developmental plan and other verticals mature and run in full force; the basic goal remains the same to increase square footage of our industrial asset class and in turn rental income

We do not contract or outsource to any 3rd party

We do not contract or outsource to any company or 3rd party. Every construction and development work in our property is done by our own team in-house. As a result we can not only control costs but also deliver optimal results within a specific timeframe

We also build for ourselves and add to our asset value

We build for ourselves as we see them as value additions to our property investments. As a result from the foundations of our buildings, to the carpet area of our roads and sidewalks, only the best process and materials are used and for the best quality output for the longest of use. So the moment we use our capital to build your buildings or surrounding infrastructure, be rest assured about its quality and durability as we are not only building it for you but also for ourselves.

We are essentially taking care of our own estates

Since it is our own estate, the maintenance and the upkeep of the park is regulated by us at a high standard on a daily basis. We are also in constant touch with our tenants about what we can do to improve, any snags that we can fix. All this puts them at ease that the developer is actually present to handhold them throughout the lifetime of the project unlike other third party agents or other land owners.
